Steps in the Home Buying Process 

Step 1.  Initial Interview:

Determine needs and wants

Step 2.  Consult Loan Offer
You will need to bring with you the following:

This checklist below provides general guidance on the information you, and any co-borrower.Providing any of this information is optional, but the more information you provide, the better we can serve you to suggest a variety of loan products that may meet your needs.

Personal Information

Name

Date of birth

Home addresses for the past two years

Social Security Number (if you want us to order your credit report)

Email address

Home, cell and work telephone numbers (you can designate your preferred telephone number for us to contact you on your loan request)


Employment

Name and address of employer(s) for the past five years

Dates of employment for the past five years


Monthly Income

Monthly employment income, commission, overtime and bonuses

Monthly income amounts from other sources


Asset Information

Institution names, account numbers and balances for any banking and investment accounts

Value of other assets, such as stocks, bonds, and life insurance

Net worth of any businesses owned


Real Property Owned Information

Information on real property you currently own, including addresses and estimated value

Step 3.  House Hunting:
Find Your Dream Home

Step 4.  Write Offer:
You will need earnest money approximately $1,000 miminum.

Step 5.  Negotiations:
Once ALL parities agree, then the offer becomes a CONTRACT,
Earnest money will be cashed and held by Title Company;
Title will be Opened.

Step 6.  Inspections:
Structural and mechanical:  Approx. $350.00 and up (depends on square footage of home),
paid at time of inspection.  Termite Inspection:  Approx. $150.00, paid at time of inspection.

Step 7.  Repairs:
We will put together a list of repairs, according to the inspection report.  The seller MAY repair
the problems or they MAY give you the money so that you can do the repairs yourself.  (Each transaction is unique).

Step 8.  Mortgage Company:
The loan officer will order appraisal and follow-up with you on the loan progress.  Any questions regarding your LOAN, Contact Loan Officer.

Step 9.  Mortgage Approval!
Mortgage Company will order survey of property, draw up all legal papers for the closing of
the home and fax the file to the Title Company for closing.

Step 10.  Closing Scheduled:
Date & Time scheduled by you and me.

Step 11.  Final Walk Thru:
You will inspect your future home to be sure that all repairs have been made to your
satisfaction and the home is acceptable to you.

Step 12.  Title Company:
Once the Title Company receives papers from the Mortgage Company, they will do the HUD 1
Statement where all charges to Buyers and Sellers are itemized.  The Title Company will fax me
the final amount due and will call you with the information.

Step 13.  Closing:
Closing will take pace at the Title Company.  I will provide you with the address and telephone
number of Title Company.  The final amount due from you MUST be in form of a Cashier's
Check made out to the TITLE
COMPANY'S NAME.  After the transaction has funded you will
be given the keys to your New Home, normally a day or so.

The difference between a subdivision and master planned community is that in a master
planned community all aspects of the plan are controled by the developer. Commercial,
residential, street signs, even the trees and plants on the streets are designed and approved.

Cinco Ranch, Grand Lakes, Seven Meadows, Westheimer Lakes North, Green Trails, and Pine
Mill Ranch are all examples of master planning. Subdivisions tend only to design residential
areas within the confines of the development. They also tend to be smaller...although this is
not always the
case. Nottingham, Kelliwood, Memorial Parkway, West Memorial, Cimarron,
Governor's Place, Windsor Park, Katy Creek, and Mills Point are all examples of Subdivisions.

The Highlights:

Cinco Ranch, Grand Lakes, and Seven Meadows are three of the top Master Planned
Communities in the entire Country. They run seamlessly into and around each other...
so you really only need to decide which flavor of community you like best!

Cinco Ranch is the largest and one of the best known master planned communities. It was
second in new home sales in the U.S. in 2008, and is well ahead of that pace in 2009. Cinco
Ranch boast many pools, parks, playgrounds, a nature preserve, boating, lakes, fishing, tennis
and basketball courts, the Cinco Ranch Water Park, The Golf Club at Cinco Ranch, and the Beach
Club...a man made beach, all for the use of Cinco Ranch residents.

Grand Lakes is smaller then Cinco Ranch with more of a natureal feel. The neighborhood fencing
in Grand Lakes is wood instead of the more formal brick used in Cinco Ranch. Multiple pools,
parks, a putting green, lakes, fishing, and walking trails highlight the many amenities offered by
this world class community.

Seven Meadows falls in between the natural feel of Grand Lakes and the more formal feel of
Cinco Ranch....but they offer a wide range of amenities in the beautiful community. Pools, parks,
walking trails, a movie theater, and exercise building are part of the amenity package.

When it comes subdivisions a few stand out. Kelliwood, Windsor Park and Nottingham give a
wide selection of price range and amenities.

Kelliwood has many sections and price ranges. While the amenities in Kelliwood tend to be
 limited, the homes are beautiful with many gated sections like LakeForest and Lakes of
Buckingham. Patio homes, golf course lots, and custom homes all dot the landscape.

Windsor Park and Windsor Park Lakes are two subdivisions in the eastern section of the Katy
area south of I-10. Windsor Park offers large estate style homes on bigger lots. Windsor Park
Lakes could easily exist in California or Florida...lots of palm trees, Spanish style homes, and
surrounding lakes with boating and fishing.

Nottingham is the oldest community in the South Katy area. It started the building boom in
Katy and is known for its varried architecture (from modern style to Victorian) and large trees.
The amenities are limited, but you can purchase a yearly pool/tennis package that is available
to the neighborhood for around $150 a year.
